相對較低的利率和商用物業的巨大升值潛力是吸引大陸置業者的關鍵。根據台灣北區房屋不動產理財研究室的調查發現，在未來兩岸政策開放的條件下，有將近7成的浙商有興趣投資台灣房地產，其中以買地開發的34%占比最高，其次則是辦公大樓 22%、豪宅19%以及店面17%，而以投資目的來看，賺取差價為主要誘因，所占比例達44%，其餘依序是出租收益占27%、商務使用17%、自用11% 和其他1%。
“在兩岸經濟互動發展不斷加強的大背景下，台灣地區的樓市也孕育著不小的潛力。”台灣遠雄集團董事長趙藤雄認為，台灣過去對大陸的政策相當保守，這是壓抑房地產價格的主要因素之一。 台灣高素質的人文環境和居住品質以及開放的投資環境都構成了台灣樓市的賣點。政策鬆綁後，大陸“房東”還可獲得不少通行和居留上的“便利”，其帶來的吸引力無疑是巨大的。
