近一、二年到海外買房比在國內買房更熱，但近期陸續傳出一些交易糾紛，因此，赴國外買房前還是要仔細再評估，海外房仲業者表示，可以從「匯」、「賺」、「前」等三方面檢視，另外，選擇地點還要抱著未來可以「自住」的心理準備，就不會有太大的得失心。
亞太國際地產區經理曾智偉說，所謂「匯」是指匯率，用外幣買房一定會匯兌回題，匯兌收益或匯兌虧損；「賺」是指合理賺；不要認為到海外買房可以賺大錢，甚至短期內就可以賺一筆；「前」是指「前景」，在買房前要仔細評估房市前景。
各國貨幣的升貶與國際局勢、經濟條件密不可分，根據亞太國際地產趨勢研究處分析師張漢超認為，經濟發達國家如新加坡，過去一年貨幣貶值幅度達12％，但若觀察過去10年走勢，星元不貶反升，增幅約13.5％。
但房地產本屬長期持有資產，不該被視為短期投機商品，所以民眾若至海外買房應該要有長期持有的打算才可大幅降低匯率變數造成的影響。至國外買房目的不外乎有二種，一是閒錢多想賺取較高且穩定的報酬率，二是未來可能自住。
談到房產「前景」，亞太國際地產總經理秦啟松表示，一般來說，新興國家的房地產皆具投資潛力，但即使在新興國家買房也要仔細挑地區，若是軍政府管理、集權國家或者貪污情嚴重的國家買房，投資變數絕對會比在成熟國家多一些。
