泰國鼎立地產10/24在台北101國際會議中心舉辦泰國曼谷房產投資說明會，現場邀請了泰國知名開發商Siamese Asset (www.siameseasset.co.th)針對泰國曼谷市區伊思德國際公寓進行開盤說明會，會場內座無虛席，可見大家對於海外房產投資市場躍躍欲試，泰國鼎立地產執行長鮑玨蓉小姐，對於整個東協經濟大爆發、一帶一路投資新機會、泰國曼谷未來發展都作了非常深入及專業的剖析，與現場民眾互動熱絡。
一帶一路未來十年大商機
正快速崛起的全球第二大單一市場「東協經濟共同體」，受到世界各地的關注，且泰國是中國「一帶一路」戰略面向21世紀海上絲綢之路經濟帶的出海口和支點國家。在目前，中國主導成立「亞投行」，泰國亦為亞投行創始成員國，而基礎設施合作更是其中的重要內容。在高鐵方面目前已確定同中國合作修建廊開 - 曼谷以及曼谷-瑪達普港的標準軌鐵路，全長873公里，設計時速160公里，總投資約150億美元。今年5月中泰兩國在廣州簽署「克拉運河」合作備忘錄，挖掘一條溝通太平洋的泰國灣與印度洋的安達曼海的運河，修建完成後，國際海運線將不必繞過新加坡、取道麻六甲海峽，航程至少縮短約1200公里，可省2至5天航運時間；以10萬噸油輪來算，單次能省下35萬美元的運費。而泰國曼谷正處於此陸路、海運交通樞紐中心，未來發展潛力無限。
國內打房泰國投資
台灣房地產近期受到諸多政策影響，加上選舉在即、政策發展不明確、買賣雙方價格認知差距擴大，清淡交易氛圍久久不散，而這也讓握有投資資金的國人，紛紛將矛頭轉向了國外海外房產的主要原因。而泰國屬於資本主義國家，也是歐美人士主要度假休閒勝地，對於外來資本投資政策抱持著開放態度。相較於東協其他地區國家，有的是共產主義國家、或是軍政府主導最近才發放外資入內投資發展的國家，泰國在資金投資風險上相對來說是比較小且安全的。
記者專訪泰國鼎立地產執行長鮑玨蓉小姐，現在台灣主要利息太低，加上現在台灣的房價也已經處於高點準備反轉向下，如果有一些閒錢放銀行也是等著貶值，東南亞最近經濟才要起步，泰國是佛教國家，比起回教馬來西亞或菲律賓，都算是相對比較友善的，台灣人應該一半以上都去過泰國旅遊，曼谷有將近百萬台商在那裡創業，曼谷國際化程度算是亞洲屬一屬二的，非常歡迎外資，採開放政策，大樓公寓49%以下可以讓外國人以護照就可以買了，手續非常簡單，大曼谷地區有一千多萬居住人口，加上很多日本、歐美的高級主管白領都需要租屋，造成曼谷租金平均在5-7%之間，跟台北市1-2%租金相比，不但經濟才要起飛，房租也是很有吸引力的穩定收入，這就是為什麼我們代理這個伊思德國際公寓建案的主要原因。
